In addition to its brokerage and creative development expertise, Kismet Group offers real estate consulting services,
based on fifteen years in commercial valuation & analysis. Kismet Consulting is dedicated to helping real estate
investors make wise choices in today's increasingly challenging real estate market, with a special emphasis in the
state of Arizona.
Kismet Consulting is headed by Richard Dance, who as a former licensed appraiser and Member of the Appraisal Institute (MAI),
has appraised and consulted on over $750 million in commercial real estate. Dance has analyzed investment-grade retail,
office, industrial, hotel, and multi-family properties; residential subdivisions, and hard-to-value properties such as
mixed-use master plans, for a national client base: ExxonMobil, Motorola, Hertz Corporation, Nestle USA, Chase Bank,
Citibank, Santa Fe Pacific Railroad, and The Principal Financial Group, to name a few.
With Dance's broad market knowledge, built on years of analyzing cash flow models, comparable sales, construction costs,
and demographic & market segment data, Kismet Consulting is able to assist both domestic and foreign investors operating
in the Arizona market. Having completed its own development projects, Kismet has a leg up on more traditional consulting
firms who only advise and have never risked their own capital. This enables Kismet Consulting to provide clients extremely
practical and worthwhile market analysis, helping them feel confident in making informed decisions and taking calculated
risks in the very dynamic Arizona commercial real estate market.
Kismet Consulting also brings a global perspective to the table, given Dance's prior career as a purchasing agent in
the heavy construction industry. Based in Dhahran, Saudi Arabia for six years under contract to the Arabian American
Oil Company (ARAMCO), Dance placed purchase orders worldwide for over $260 million in construction materials.
During this time he lived and worked in multi-cultural environments, negotiating large contracts with Arab, Asian,
European, and Japanese vendors and subcontractors. His work required him to travel to more than twenty countries on
six continents. This worldwide exposure gives Kismet Consulting a keen sensitivity to the variety of investor types,
business styles, and culture distinctions that make up today's global marketplace.
